The dream of home ownership is under development just for you in the far north of the town of Glinde, with a population of 18,500. You will enjoy all the advantages of a new-build property in an idyllic rural location in close proximity to Germany’s second largest city.

We believe that residential property should remain affordable. So you do not have to buy the site itself, instead this is available on ground lease as a so-called heritable building right for a period of 99 years with options to extend. This structure means that the purchaser does not have to pay a price to acquire the land, but merely pays a monthly rent of €95 to the freeholder. The ground lease cannot be terminated by the landlord.

The advantage is that you will only have to finance a much lower purchase price, thus significantly reducing your mortgage costs and increasing your equity component in terms of construction finance. This can have a favourable effect on the loan interest rate.

Last but not least, we are building in accordance with the KfW bank’s Effizienzhaus 55 standard, whereby your house is subsidised by the KfW bank group and supported in the form of low interest rate loans. Thanks to our experience in the development of over 1,500 houses, we are able to offer superb value-for-money homes.

Environmentally-friendly construction

Our 36 town houses and semi-detached houses are compactly constructed within the respective sites. Instead of just concrete, we would much prefer to offer you gardens and open space. We build in solid blockwork construction with a highly efficient thermal insulation and eco-friendly heating and building services. This is not only good for the environment but also easy on your pocket.

The separate construction of our houses means we can achieve a high degree of sound insulation, avoiding any disruptive noise pollution between neighbours. But you will also enjoy the neighbourliness in the form of reduced energy costs as there are fewer external walls.

This is also achieved by the use of biomass fuels for the central heating plant. The houses’ efficiency is significantly below the requirements of the German energy saving ordinance (EnEV 2016), on which the KfW 55 standard is based, thus keeping your operating costs at a sustainably low level.
